Planning Your Denver Kitchen Remodel

Budget, design, materials, permits and schedule: what to know before you begin.

1. Begin with how you use the room

Before you pick a tile, think about how your household really cooks, eats and gathers. Who is in the kitchen at the same time? Where does the mail pile up? Do you bake, host or work from the island? Those answers shape the layout far more than any inspiration photo.

2. Set a realistic budget

Denver kitchen remodels typically run from about $30,000 for a refresh to $95,000 and up for a full mid-range project. Our pricing guide has line-by-line ranges. Hold back a 10 to 15 percent contingency for whatever an older home reveals.

3. Design first, demolish second

A scaled layout and 3D rendering let you test sight lines, aisle widths and appliance clearances on screen. Editing a drawing costs nothing, while editing a framed wall does.

4. Pick materials with Colorado in mind

Plywood cabinet boxes handle moisture better than particleboard. Quartz needs no sealing, while granite and quartzite benefit from occasional care. Flooring should stay stable over expansive clay soil, and lighting should layer ambient, task and accent sources.

5. Understand permits in Denver and the suburbs

Cosmetic, like-for-like work often needs no permit. Moving plumbing, gas, electrical or walls does, and each jurisdiction (the City and County of Denver, Aurora, Lakewood, Arvada and others) runs its own process. Historic districts can add review steps. We prepare and file permits and book the inspections.

6. Plan the schedule

Allow 3 to 6 weeks for design and permitting, 4 to 12 weeks for cabinet delivery (running in parallel), and 6 to 12 weeks of on-site construction. We issue a dated schedule and update it weekly.

7. Get through the disruption

Set up a temporary kitchen with a refrigerator, microwave and a nearby sink. We use dust barriers and cover floors and vents, so staying home is realistic for most families.

8. Choose your contractor carefully

  • An itemized, fixed written estimate rather than a vague ballpark.
  • Permits filed under the contractor's own contract.
  • A dated written schedule with weekly updates.
  • A written change-order policy.
  • One person who actually answers the phone.
